One of the most reoccurring questions that I get asked is “if I carry out renovations in my home will it make a difference when it comes to selling”? In short yes of course it will make a difference, in many ways and not just financially. There’s a famous saying that Kitchens and bathrooms sell houses, and they do of course for obvious reasons. A great top of the range kitchen is expensive the same as a beautiful modern bathroom, and the usual joe blogs type of buyer is normally stretching their self to the absolute max to secure a property and climb onto the ladder, so if expensive things like these are already done it can make a huge difference. Of course you need to make sure that you don’t go too wild when choosing the colour schemes as a hot pink kitchen may be fabulous to you or I but will certainly not be everyone’s cup of tea. So keep it neutral if you are planning to sell a couple of years down the line, a little forward thinking now can make things really easy later on when it comes to placing the property on the market for sale. One word of caution though, if you spend obscene amounts of money on your home do not think that you will inevitably recoup it all back, the likely outcome If you decide to splash out and spend £50,000 on a kitchen is it will not automatically bump the selling price up by 50k. What it will do though is make it stand out from the crowd and entice in the buyers. Some buyers have no vision at all so they are looking for that perfect home that is already done so if they are viewing two homes in the same vicinity and yours has been renovated and the other one hasn’t the chances are that your property will go under offer far quicker, and they will usually be willing to pay the price for it too in order to secure a readymade exquisite home. So yes go for it if you want to get your best price, it will give you way more negotiating power when it comes to securing an offer and by default you will attract more attention than a property that doesn’t photograph so well for the portals, remember that you only get one chance to make a first impression and stunning photographs showcasing a beautiful home will get you everywhere
