Being a Canary Wharf based Agent for over a decade whenever I sit down to discuss the criteria and wish list of any potential buyer I would be requested in 9 out of 10 searches that the property have a view, not even necessarily a water view but a view of some kind. Buyers that decide to spend a small fortune on their London Pad are always keen to secure a fabulous view where possible. Water views of course particularly River views are always top of the list and of course come with a price tag to match. Developers caught on years ago that views of the River would reach premium returns, and so it all began. But it doesn’t stop there, views of the dock are still also popular, it might not be moving water like the river but it still offers the serenity and tranquillity of a waterside setting. Great views don’t just come in the form of water views though, although clearly they are the most popular kind of views hands down. Developers now pride themselves in creating residential sky scrapers offering breath-taking views across the whole of London like Pan Peninsula, No1 West India Quay and The Landmark to name just a few of the hugely popular developments dominating the Canary Wharf skyline. So how much of a premium is it to obtain one of these spectacular views? Obviously that depends on the development, the location and the size of the property but as a rule expect to pay around an extra £50,000 for a property that has a fabulous view as opposed to an identical property that does not. Having a view will also secure the solidarity of the property upholding its price; remember buyers are always prepared to pay a premium for a great view. Investment buyers often ask the question too if it’s worth them paying extra for a view when they are only going to rent it out, again absolutely it is worth buying with a view. It may cost a little more but you will absolutely achieve a rental income to cover the extra initial outlay, and of course when you come to selling naturally you will achieve a greater capital growth because you have that all important view.
