Q. I’m thinking of converting my loft, do you think this is a good idea and what’s required regarding planning etc?

A. A loft conversion is a great way to utilize existing space in your home. It’s a perfect solution as you do not have to lose your garage or part of your garden to gain that vital extra room. The typical cost of a loft conversion by a builder is about £20-30k but in turn the value of the property is increased. There are several ways to covert a loft. The most common being a conversion within the existing roof profile where the final internal shape consists of side walls about 1m high, a ceiling and sloping side walls with windows within. There are also conversions with dormer windows; these are generally commissioned where there is an issue with height within the attic. Generally planning permission is not required for this type of conversion as long as you do not come out from the main roof slope at the front of the house facing a highway. However you should check all requirements for permitted development with their local council. Initially you need to appoint an architect; they will discuss your requirements and determine the viability of a loft conversion at your property. A building regulation application through the council will need to be made.  This looks at the more technical side of the build. It ensures that the materials and construction to be used conform to standards with regards to structure, fire safety, ventilation, stairways, conservation of fuel and power. The architect will write a specification for the work to say how the requirements of the building regulations will be met. One aspect of building regulations is Structure. This element will need to be completed by a Structural Engineer. The Structural engineer will size timber floor joists, check timber roof rafters for additional loads, and also design any steel beams which may be needed as part of the floor or even roof support. The calculations are then submitted with the specification, plans and elevations to the council for approval.
