Q. I have an offer on my property but unfortunately the buyer has a property to sell! It’s such a good offer I’m reluctant to decline; do you think I should wait for him to sell?
A. It really depends on your time frame for moving and whether the buyer has a saleable property. Your agent should be able to check with your buyer’s agent to confirm the position of the buyer’s property and feed back to you an honest opinion of whether the property is likely to sell quickly or not. If timing is not an issue and you feel confident in your buyer then by all means accept an offer, as long as you understand that you will not be able to move forward with the transaction until they themselves are under offer. However, if time is restricted I would strongly advise you continue marketing the property with the intentions of finding an un-encumbered buyer, whilst your current buyers continue to sell their property and see what comes first.
