Q. I have had my property on the market for several weeks now but have still not sold, I understand the market is difficult at the moment and would be grateful if you have you any suggestions to get things moving?

A. The market is extremely tough right now, but the good news is that sales still are being agreed, just not so often or as rapidly as we all may like. There are a couple of points that you need to consider in order to move things forward. First of all are you marketing the property at the right price considering the current climate? You can establish this by speaking to your agent, they will be in a position to advise you whether or not to reduce the price, getting this right at the moment is crucial as there is a limited amount of buyers around and even those buyers are restricted in some cases with regards to the lenders being so cautious on funding. Secondly, its worth considering that we are now in the midst of a very strong buyers market, so any reasonable offers should be carefully considered as there is a definite saturation of the market with good quality property – take advantage of this buyers market by making sure that its you that secures an offer and not one of your fellow sellers!
