Q. My property has been on the market for the last 4 months now and still no sign of an offer. I know the market conditions are not too good right now but never expected not to have sold within 4 months. I am really keen to sell now, what do you suggest?
A. It is indeed an extremely tough market out there right now and being realistic is the only way forward. I’m afraid many sellers continue to convince themselves that their property is so much better than anyone else’s and therefore is worth so much more. In this market and in fact any market a property is only worth what someone is prepared to pay for it. It’s now time to have some tough straight talking with your agent with regards to pricing. If you are that keen to sell then you need to start thinking about the lowest figure you would consider accepting for your property, your agent will then help you with regards to a new reduced marketing price, in order to get things moving. Buyers are indeed waiting in the wings for an opportunity to snap up a bargain even in this uncertain market but it has to be at a suitably competitive price otherwise they are just not interested. Alternatively, if you are not able to bring the price to a completive enough level to dispose of in this current climate, maybe you should consider renting the property as another option?
