Q. I need to sell my property urgently as I have fallen in love with a house I viewed last week. It has been on the market for 2 weeks with a reputable agent and I have had plenty of viewings and two offers, both not acceptable as one buyer has something to sell the other offer being too low. Do you think I should consider going multi agency to increase my chances of selling quicker? Multi agency fees are extremely high and it will cost me considerably more, is it worth paying the extra fees?

A. I would suggest that as you have had two offers and plenty of viewings so far that the agent you have appointed seems to be very active although not yet successful in selling your house. The fact that you have had so much interest also suggests that the property is also priced right. Although the market is particularly strong and property is in general going under offer quicker than it usually would, I would have to remind you that as a general rule it usually takes around 4-6 weeks to sell a property in this location. Therefore and with that in mind I would suggest that going multi agency at this stage would not really be of any benefit to you. Another point worth considering is that as this is such a small area most buyers will register with every local agent before making a decision on a potential purchase.
